The Hyatt Place is 15 minutes south of Dallas/Fort Worth International Airport, the third busiest airport in the world based on 2023 passenger traffic of 81.7 million. Consisting of seven runways, 27 airlines, and 260 destinations, the airport is within a 3.5-hour flight to any major destination in the continental U.S. In recent years, the airport has demonstrated tremendous growth, marked by a 9.1% increase in passenger traffic from July YTD 2023 to July YTD 2024.

Additionally, DFW recently initiated the construction of the much-anticipated addition of Terminal F, a $1.63-billion expansion of the hub’s south end that will drive new domestic and international routes through the 15 new gates. The Property recently received a major $4.2M capital infusion to comprehensively transform the asset and bring it to current Hyatt standards. The renovation was completed in 2023, with the work disrupting the operations of the Hotel, and thus, its performance.

The Hotel is situated in the middle of the Dallas-Fort Worth metroplex, just off Interstate 30, and within a 20-minute drive from both cities. I-30 daily traffic volume exceeds 136,000 vehicles per day, playing a crucial role in connecting the rapidly growing population of the metroplex. As of the last estimates, the Dallas-Fort Worth-Arlington MSA had a total population eclipsing 7.9 million people.

The Hyatt Place’s location in the Entertainment District and alongside I-30 attracts numerous leisure and same-day transient business travelers. DFW, the fourth largest metropolitan area in the United States, consistently leads the nation in population and job growth. It has been the top performer in absolute job gains for several years in a row. As proof of its progress, DFW was ranked as the No. 1 investment market in the United States according to CBRE's 2023 Americas Investor Intentions Survey. In 2022, DFW continued its population and job growth trends by leading the entire country in population growth (adding 170,000 residents) in a year when most large cities experienced substantial contractions.
